In these times of an overwhelming seller’s market, many buyers are forgoing their right to a home inspection to make their offer more appealing and less risky to sellers. It works really well to impress sellers on your offer and how motivated you are as a buyer, but the practice is dangerous beyond belief. A recent survey by NAR found that 82% of recent buyers have regrets about their new home. The most common reason? Too much maintenance required. Home inspectors do look for flaws in the structure of the property,  but a good inspector will take you on a tour of your target home as he explores it. They’ll show you how it all works and how you maintain it, as well as digging up potential and possibly immediate issues. 

I advise carefully weighing the pros and cons of waiving your right to a home inspection. Are you feeling lucky? Bad question to ask in making one of the largest purchases of your life. Your Realtor is a great person to discuss the best tactics used to make your offer pop for sellers and limit your liability at the same time.
