I’ve been saying for years that remodeling your home looking for a return on investment(ROI) is a risky gamble. Trends change. Remember Open concept homes? After the confinement of Covid19, that kind of lost it’s popularity. Now a lot of beautiful open concept homes are spending time waiting for a buyer. Cost of supplies rapidly change and have been rising since Covid times, making improvements more costly. 

For the most part, I only recommend home improvements that make your home more livable for you. You getting a more comfortable, more tailor-made living space is the most assured ROI you can shoot for. Full disclosure: I plan to have to be carried out of my house feet first. My perspective is it’ll be my house as long as I’m here. That said: We’ve made a lot of improvements and upgrades recently that make the house work so much better for us. 

Another instance where remodel/rehab is recommended for me is when the owners must sell and improvements, updating has to be made. Dated kitchen, roof shingles beginning to crack or curl, Orange paint from the 70’s, etc. I think you get the picture. A Realtor can help distinguishing what could help make your current home more livable, so you don’t have to sell. We can also advise on what should be done if you must sell and what might be a risky investment.
