Sellers Increasingly De-Listing Homes as Buyers Use Leverage

​It’s been banner years for sellers the past near decade. They’ve controlled the market & buyers were forced to leap through hoops & dance to get their offers even looked at. The tables have turned & the market is slowly shifting to be more balanced. Sellers still have the advantage, IMHO, but buyers have way more leverage to force negotiations with sellers now than they’ve had. . 

A growing number of sellers are responding to that pressure by saying…”I’m taking my toys & going home.” According to the attached CNBC article, ( https://www.cnbc.com/2025/11/25/home-sellers-delisting-redfin.html? ), Redfin’s study found that, nationally, in Sept 2025 85K homes were taken off the market due to listings going stale(On Market for 60 days or more). That’s up 28% from 9/24. 

That staleness comes from buyers low-balling offers, because…they can now. Rather than take the low offers or negotiate, sellers are taking their homes off the market in droves nationally. 

I feel like the situation around Whitman & surrounding towns is a bit more balanced than that. Rates lowered a little bit more this week & a slew of mortgage programs have been making things a bit easier for buyers to get financing, so a recent surge in mortgage applications occurred in MA. Lots of buyers with even a mild decrease in listings puts a ton of power back in sellers hands around here. That said, the margin between a sellers & buyers market is still pretty tight around here.
