With a 1.19-month supply of inventory and a 20% increase in inventory this month, sellers have a unique opportunity to leverage this active market. Remember, a healthy market has 3 mo of inventory, so this tight a market, even though it’s an increase, is still heavily favoring sellers. The median list price for new listings is $532,500, while active listings hover around $602,500, suggesting a competitive landscape. Homes are moving quickly, with a median of just 11 days in RPR for new pending sales.
