A shift is judged to be occurring across the US from the Sellers Market of past years to one favoring buyers, according to data from Redfin, Zillow & Realtor.com. Inventory is up. more sellers are active than buyers, mortgage applications are up year over year. Here in the Boston Market, the shift is still in transition & was judged as balanced between buyers & sellers. That balance just means that both buyers & sellers need to be flexible & adaptive now to reel in the other side to a closing. Both have to work at securing the closing. The days of a seller breezing to an offer in days with multiple offers, crazy offer pricing & huge buyer concessions are slipping into the past.
In a balanced market, neither side has the complete advantage. Negotiations become a shifting, sometimes chaotic dance, made more complex by a flood of recent regulation. You need a partner that knows the dance & that you like to work with. Interview a bunch of Realtors & pick your favorite. Look for someone who inspires you with confidence & whose personality and strategies mesh with your feelings Keep in mind: It’s a tougher market now. you need a harbor pilot you can trust to find the path that can safely bring your ship home.
Nationally the market is shifting to buyers. Here in MA, it’s balanced between them. Next week, I’ll pull the numbers for the Whitman and surrounding towns market and see where we are locally.
