The national housing market has been sending a mixed message lately.
More homes are becoming available in some markets, but buyers are still dealing with high mortgage rates, inflated home prices & inflation.
Recent reporting on existing-home sales shows that sales activity has weakened, even as buyers have more choices in parts of the country.
So, what does this mean for someone looking to buy or sell in the Whitman area?
For Buyers:
More choices can be a good thing.
If you find the right home, you may have more time to think through your decision instead of feeling like you have to make an offer immediately.
But that doesn’t mean every home is a bargain. Price, condition, and location still matter and the right of home inspections is mandated now and more popular than ever. Home inspection findings can add up too.
For Sellers:
The days of simply putting a house on the market and expecting multiple offers may not apply to every property any more. Proper planning and preparation are now a necessity.
Pricing correctly, preparing the home, and having a good marketing plan can make a big difference.
For Landlords:
If you’re considering selling a rental property or renting a unit, it’s worth looking at whether your current rental income and expenses make holding the property attractive compared with selling as well as making sure your monthly rent is in keeping with a competitive market.
Here’s the important part:
A national housing slowdown does not automatically mean Whitman area home prices will fall.
Local inventory, buyer demand, the condition of individual properties, and neighborhood-specific sales all play a role.
