EXISTING-HOME SALES TICKED UP — BUT IS THE MARKET REALLY TURNING A CORNER?

EXISTING-HOME SALES TICKED UP — BUT IS THE MARKET REALLY TURNING A CORNER?

The latest national numbers offer a mixed picture.

📈 Existing-home sales rose 1.5% in September compared with August, reaching a seasonally adjusted annual rate of 3.99 million.

📉 Yet sales were still down 2.2% compared with September last year.

💵 The national median existing-home price reached $417,500, up 1.3% year over year.

And affordability remains a major hurdle. The average 30-year fixed mortgage rate reported for September was 6.86%, higher than both August 2026 and September 2025.

My takeaway: One month’s improvement is encouraging, but it doesn’t mean buyers and sellers are suddenly operating in an easy market.

For buyers, financing and monthly affordability still matter. For sellers, realistic pricing and a strong marketing strategy remain important.

National statistics tell us the big picture. Local numbers tell us what’s happening in our own backyard.

Curious about the market in Whitman or the surrounding South Shore communities? I’m happy to help you understand the numbers.
